What remodeling in Rancho Mission Viejo involves

Rancho Mission Viejo is new construction on a working ranch. The Ranch Plan was approved in 2004, Sendero opened in 2013, Esencia's first 12 neighborhoods opened in fall 2015, and the 2020 Census counted 4,459 housing units (Wikipedia). About 14,000 homes are planned on roughly 6,000 developable acres, with Rienda topping 1,800 homes at buildout and Gavilan Ridge as the 55 and over village (Rancho Mission Viejo). Sendero opened with about 1,230 attached and detached homes of 1,000 to 3,000 square feet from builders including Shea, TriPointe, William Lyon and Del Webb (Picket Fence Media).

Because the stock is 2013 and newer, the work is personalization: replacing builder flooring, counters and lighting, adding closets and outdoor kitchens, and finishing the kitchens the builder left standard. The homes postdate 1994, so the County fixture upgrade never applies (OC fixture policy). More than 6,000 of the planned homes are active adult, and Gavilan homes run 1,275 to 2,425 square feet (Urban Land Institute), so a large share of bath work is aging in place: curbless showers, grab bar blocking and comfort height fixtures. Esencia's look is farmhouse inspired, with exposed rafters, barn doors and plank flooring (Esencia style).

Permits come from OC Development Services at 601 North Ross Street in Santa Ana or online through myOCeServices (OC Development Services); kitchens, bathrooms, interior walls, electrical, HVAC and plumbing all need one (County permit page). Construction noise is limited to 7 a.m. to 8 p.m. Monday to Saturday (County Noise Code). The County adopted the 2025 fire hazard map on August 26, 2025, and Very High zones require Chapter 7A or R327 construction (County fire map).

The master association is the Rancho Mission Viejo Master Maintenance Corporation, with offices at 28436 Airoso Street shared with RanchLife (RanchLife); dues run $250 to $1,000 a month by neighborhood (Rancho Mission Viejo). Esencia also has its own Neighborhood Corporation (Tinnelly Law). Published homeowner design review rules were not found; the developer's design team reviews builder product (Rancho Mission Viejo). We get the current exterior rules from Rancho MMC and the village association in writing before any patio cover, outdoor kitchen or window change.

US Floor Design Center upgrades Rancho Mission Viejo kitchens from builder standard to full custom, replacing counters, backsplash, lighting and flooring or the entire cabinet package, with mid range projects between $60,000 and $100,000 anchored to the Cost vs Value 2025 Pacific midrange of $86,480.

The typical Sendero or Esencia kitchen is 3 to 12 years old with the builder's base cabinets, a quartz or granite standard slab and a tile backsplash. Owners who skipped the design center upgrades at purchase come to us for the slab, the full height backsplash, the lighting plan and plank flooring through the main level, often without touching cabinets. Rienda homes are duplex, detached and 2 story (RanchLife), and the duplex plans have compact kitchens where an island extension earns its space.

Kitchens, electrical and plumbing are on the County permit list (County permit page), and we confirm with the plan checker whether a finish only upgrade needs one. Outdoor kitchens and patio covers are exterior work and go to Rancho MMC and the village association first. Local 2026 guides put a mid range Orange County kitchen at $50,000 to $90,000 and high end at $100,000 to $175,000 and up (HQ Remodeling); the regional anchors are $86,480 and $171,950 (Cost vs Value 2025).

Typical scope

  • Slab counters and full height backsplash
  • Cabinet upgrade or refacing
  • Island extension in duplex plans
  • Plank flooring through the main level
  • Lighting plan with under cabinet LEDs
  • Outdoor kitchen with HOA submittal

US Floor Design Center remodels Rancho Mission Viejo baths for $25,000 to $45,000 in hall baths and $55,000 to $100,000 and up in primary baths, with a focus on curbless, aging in place showers in the Gavilan and Gavilan Ridge 55 and over neighborhoods, anchored to Cost vs Value 2025 Pacific figures of $27,710 midrange and $86,863 upscale.

Gavilan in Sendero is a gated 290 home single story enclave (Picket Fence Media), Gavilan Ridge is the 55 and over village (Rancho Mission Viejo), and more than 6,000 active adult homes are planned (Urban Land Institute). The bath request there is a curbless shower with a linear drain, a built in bench, blocking for grab bars, a comfort height toilet and a handheld on a slide bar, done while the home is still new so it never has to be done in a hurry.

In the family villages the primary bath is usually a builder tub and shower that owners convert to one large tiled shower. Bathrooms are on the County permit list (County permit page). Hall baths run 3 to 5 weeks on site and primary baths 6 to 10, inside the County's 7 a.m. to 8 p.m. Monday to Saturday window (County Noise Code).

Typical scope

  • Curbless shower with linear drain
  • Grab bar blocking and comfort height fixtures
  • Tub to shower conversion
  • Double vanity with stone top
  • Heated tile floor
  • Frameless glass
Cost range

US Floor Design Center builds out medical and professional suites at Los Patrones Business Park and the Los Patrones Summit medical site in Rancho Mission Viejo at $85 to $200 per square foot for professional office and $150 to $300 and up for medical, based on 2025 Orange County contractor pricing, with first generation shell space costing 30 to 50 percent more.

Rancho Mission Viejo's commercial core is Los Patrones Summit, a 50 acre site with an 8 acre medical office component, next to the 99,200 square foot Los Patrones Business Park, with a Mission Health Center planned in Esencia (Rancho Mission Viejo). Providence has planned a 42,000 square foot urgent healthcare facility in the community (Orange County Business Journal). Because the buildings are new, most suites are first generation shells, which cost 30 to 50 percent more to finish than second generation space (Greater Pacific Construction).

Tenant improvement permits go to OC Development Services (OC Development Services). OCFA reviews plans for A, E, I and H occupancies, for R occupancies of 3 or more units and stories, and for every new, remodeled or added sprinkler system and fire alarm; small sprinkler tenant improvements of 1 to 25 or 26 to 99 heads can be field reviewed, plans go in through the OCFA Public Services Portal, and 90 percent of most plans are reviewed within 10 working days. (OCFA) The plan checker will also look at the accessible path of travel from parking to the suite, the restrooms and the entry, and the sign needs its own permit. (Benitez Contractors)

Office runs $85 to $200 per square foot by finish level and medical $150 to $300 and up (Greater Pacific Construction); the 2026 US office fit out average is $162 (Cushman and Wakefield). If the space is a licensed clinic that falls under HCAI (OSHPD 3) review, plan on the top of the medical range or above.

Typical scope

  • Space plan and drawings for shell suites
  • Exam rooms and private offices
  • Medical plumbing and dedicated circuits
  • HVAC distribution in a shell
  • ADA restrooms and path of travel
  • Title 24 lighting
  • OCFA sprinkler submittal when required
Cost range
$85 to $300 per square footPer square foot. Professional office $85 to $200 by shell condition; medical $150 to $300 and up. Greater Pacific Construction, Orange County 2025; Cushman and Wakefield 2026 US average $162. source

US Floor Design Center builds out retail and restaurant suites at Sendero Marketplace, 30721 Gateway Place, and the new commercial space along Los Patrones Parkway at $95 to $250 per square foot for second generation space, based on 2026 Orange County planning estimates.

Sendero Marketplace at 30721 Gateway Place, with In-N-Out, Chase and Jersey Mike's, sold to Regency Centers as part of a $357 million South County portfolio (Orange County Business Journal). Los Patrones Parkway, a 4.5 mile County arterial between Oso Parkway and Cow Camp Road, connects it to Los Patrones Summit (Rancho Mission Viejo).

Plan on 6 to 12 weeks of landlord design review, 4 to 9 weeks of County permits and 8 to 12 weeks of construction, 5 to 9 months from lease to opening, with a separate sign permit (Benitez Contractors). Rancho Mission Viejo is unincorporated and in the Orange County Fire Authority service area, so sprinkler or alarm changes go through the OCFA Public Services Portal, where 90 percent of most plans are reviewed within 10 working days.

Our process

  1. Showroom or on site consultation

Start at our showroom in Rancho Santa Margarita, 15 minutes up Antonio Parkway, or have us come to the house. We measure, photograph and note what the builder installed so the upgrade list is precise.

  2. Design and material selection

You choose slabs, tile, flooring, cabinets and fixtures from full size samples at the showroom. For Esencia homes we match the farmhouse palette the village was built around if you want it kept. Selections are locked before pricing.

  3. Fixed price proposal and milestone schedule

You get one fixed price for the agreed scope and a milestone schedule with dates. Payments follow California law: the deposit is no more than $1,000 or 10 percent of the contract, whichever is less, and progress payments are billed only for work already completed. Change orders are priced and signed before the work happens.

  4. Permits and HOA submittals

We submit to OC Development Services in Santa Ana or through myOCeServices and track plan check. For an outdoor kitchen, patio cover or any exterior change we prepare the Rancho MMC package and the village association package, such as the Esencia Neighborhood Corporation, before work starts. Sources: https://pw.oc.gov/contact/oc-development-services; https://hoalaw.tinnellylaw.com/amp/new-client-esencia-neighborhood-corporation/

  5. Construction with photo updates at every milestone

Our project lead posts photos at every milestone: demolition, rough plumbing and electrical, inspections passed, cabinets set, counters in, tile done. You see each stage before the next one covers it. County inspections are requested through myOCeServices, and work stays inside 7 a.m. to 8 p.m. Monday to Saturday.

  6. Final walkthrough, warranty and care guide

We walk the finished space with you, fix anything on the list, and hand over the permit final, the written warranty and a care guide for the surfaces you chose. Warranty terms are stated in the contract.

Questions people ask about remodeling in Rancho Mission Viejo

Who issues building permits in Rancho Mission Viejo, and is a kitchen or bath permit over the counter?

OC Development Services issues permits for Rancho Mission Viejo, which is unincorporated South Orange County in ZIP 92694; the counter is at 601 North Ross Street in Santa Ana, Monday to Friday 8 to 4, (714) 667-8888, with online filing through myOCeServices. The County offers both over the counter and regular plan check; a kitchen or bath with plan sheets usually goes to regular plan check.

source

Does Rancho MMC or my village association need to approve an interior remodel?

Interior only work is normally outside an architectural committee's scope, but published homeowner design rules for Rancho MMC were not found when this page was reviewed, so we confirm in writing before starting. Outdoor kitchens, patio covers and window changes are exterior work and go to Rancho MMC at 28436 Airoso Street and to the village association, such as the Esencia Neighborhood Corporation, first.

source

What is typical for Rancho Mission Viejo homes built since 2013?

Expect current code, open plans and builder standard finishes, with no age related repairs. The homes are post 1994, so the County fixture upgrade does not apply, and no slab leak or repipe pattern specific to the community was found. The work is upgrading what the builder installed: slabs, backsplash, lighting, flooring, closets and outdoor living.

Can you build an aging in place bathroom in Gavilan or Gavilan Ridge?

Yes, and it is the most common bath request in the 55 and over neighborhoods, where more than 6,000 active adult homes are planned and Gavilan homes run 1,275 to 2,425 square feet.
