Remodeling in Ladera Ranch
US Floor Design Center remodels kitchens, bathrooms, medical and professional offices, and retail spaces in Ladera Ranch from our showroom in Rancho Santa Margarita, about 6 miles and 10 minutes away. Ladera is unincorporated, so permits come from the County, LARMAC's Aesthetic Review Committee has 45 days on any exterior change, and the 2003 to 2013 homes carry a documented copper pinhole leak history. Visit 30092 Santa Margarita Parkway, Suite G, Rancho Santa Margarita or call (949) 589-9226.

What remodeling in Ladera Ranch involves
Ladera Ranch was built in one push. Construction began in 1999 on part of the Rancho Mission Viejo cattle ranch, and the nine villages are Oak Knoll, Bridgepark, Flintridge, Township, Wycliffe, Echo Ridge, Avendale, Terramor and Covenant Hills (Wikipedia). The plan was substantially complete by 2006 at an average 7.1 units per acre, with Covenant Hills and Terramor as the last villages (Urban Land Institute). The 2020 Census counted 8,139 housing units, 70.6 percent owner occupied (Wikipedia), and the LARMAC standards describe the styles as Spanish, Monterey, European and East Coast (Aesthetic Standards).
The plumbing is the Ladera specific issue. A 2016 lawsuit over homes built 2003 to 2013 by Centex and Pulte blamed chloramine and sulfites in imported water reacting with copper pipe, and MBK and William Lyon settled similar claims for nearly $10 million (ABC7). A plumbing trade report on Ladera describes pinhole leaks in copper, slab leaks eroding soil under foundations, and PEX repipes taking about a day at roughly $4,000 to $9,000 (PM Magazine). We pressure test before any kitchen or bath closes up and price a repipe as a line item. Homes here postdate 1994, so the County fixture upgrade does not apply (OC fixture policy).
Permits come from OC Development Services at 601 North Ross Street in Santa Ana or online through myOCeServices (OC Development Services); kitchens, bathrooms, interior walls, electrical, HVAC and plumbing all need one, with over the counter and regular plan check available (County permit page). LARMAC reminds owners that ARC approval does not waive County permits (Property Improvement Packet). Construction noise is limited to 7 a.m. to 8 p.m. Monday to Saturday (County Noise Code).
LARMAC reviews doors, garage doors, windows, shutters, patio covers, room additions, pools, hardscape, landscape, paint and any change to building mass, with fees of $125, $200, $330 or $400 by level and a required Neighbor Notification Statement (Property Improvement Packet). The ARC has 45 days to decide once a submittal is complete, meets twice a month, work starts only after written approval, windows are Level 2, and repainting in original builder colors needs no approval (Aesthetic Standards). Owners in a Neighborhood Corporation get that approval first, and Covenant Hills custom lots follow separate guidelines.

US Floor Design Center updates Ladera Ranch's 1999 to 2006 kitchens with new cabinets, slab counters, lighting and flooring, usually paired with a copper inspection or repipe, with mid range projects between $60,000 and $100,000 anchored to the Cost vs Value 2025 Pacific midrange of $86,480.
Ladera kitchens already have the open plan. What dates them is the builder package: maple or stained cherry cabinets, granite, a tile backsplash and a raised bar on the island. The common scope is new cabinets to the ceiling, a flat island with seating, quartz or quartzite slabs, and plank flooring run through the great room. None of that touches the exterior, so LARMAC is not involved unless a window changes, which is a Level 2 submittal (Aesthetic Standards).
Because of the 2003 to 2013 copper history (ABC7), we open a wall and inspect before cabinets are ordered; a PEX repipe adds about a day and roughly $4,000 to $9,000 (PM Magazine). Permits go to OC Development Services (County permit page). Local 2026 guides put a mid range Orange County kitchen at $50,000 to $90,000 and high end at $100,000 to $175,000 and up (HQ Remodeling); the regional anchors are $86,480 and $171,950 (Cost vs Value 2025).
Typical scope
- Cabinets to the ceiling, frameless or shaker
- Flat island replacing the raised bar
- Quartz or quartzite slabs
- Plank flooring through the great room
- Under cabinet and recessed LED lighting
- Copper inspection or PEX repipe
- Cost range
- $60,000 to $100,000Mid range kitchen, Orange County contractor guides 2026; high end $100,000 to $175,000 and up. Anchor: Cost vs Value 2025 Pacific, midrange $86,480, upscale $171,950. Regional, not city specific. source

US Floor Design Center remodels Ladera Ranch hall baths for $25,000 to $45,000 and primary baths for $55,000 to $100,000 and up, anchored to Cost vs Value 2025 Pacific figures of $27,710 midrange and $86,863 upscale, with County permits and a copper check built into every job.
The 2000s primary bath here has a corner or drop in tub, a small framed shower and cultured marble tops. Owners want the tub gone and a large tiled shower in its place, a double vanity with a stone top and a heated floor. Bathrooms are on the County's permit list (County permit page), and because the homes are post 1994 the fixture replacement policy does not apply (OC fixture policy).
A bath remodel is the natural time to repipe the wing in a home with the documented pinhole leak exposure (PM Magazine). Hall baths run 3 to 5 weeks on site and primary baths 6 to 10, inside the County's 7 a.m. to 8 p.m. Monday to Saturday window (County Noise Code).
Typical scope
- Tub removal and large tiled shower
- Double vanity with stone top
- Heated tile floor
- Frameless glass
- New fixtures and fan on a timer
- PEX repipe of the wing
- Cost range
- $25,000 to $100,000Hall bath $25,000 to $45,000; primary bath $55,000 to $100,000 and up. Anchor: Cost vs Value 2025 Pacific, midrange $27,710, upscale $86,863. Regional, not city specific. source

US Floor Design Center builds out medical and professional suites in Ladera Ranch's Los Patrones Business Park and Terrace Shops at $85 to $200 per square foot for professional office and $150 to $300 and up for medical, based on 2025 Orange County contractor pricing.
Ladera Ranch planned 1 million square feet of commercial space (Urban Land Institute) and today has 402 businesses across six centers, including Los Patrones Business Park and the Terrace Shops at 1101 Corporate Drive (Ladera Ranch Chamber). No hospital sits inside Ladera; the nearest is Providence Mission Hospital in Mission Viejo (Orange County Business Journal), so medical tenants here are dental, pediatric, therapy and specialty practices serving a community of about 31,000 (Ladera Ranch Chamber).
Tenant improvement permits go to OC Development Services (OC Development Services). OCFA reviews plans for A, E, I and H occupancies, for R occupancies of 3 or more units and stories, and for every new, remodeled or added sprinkler system and fire alarm; small sprinkler tenant improvements of 1 to 25 or 26 to 99 heads can be field reviewed, plans go in through the OCFA Public Services Portal, and 90 percent of most plans are reviewed within 10 working days. (OCFA) The plan checker will also look at the accessible path of travel from parking to the suite, the restrooms and the entry, and the sign needs its own permit. (Benitez Contractors)
Office runs $85 to $200 per square foot by finish level and medical $150 to $300 and up, with a cold shell 30 to 50 percent more (Greater Pacific Construction); the 2026 US office fit out average is $162 (Cushman and Wakefield). If the space is a licensed clinic that falls under HCAI (OSHPD 3) review, plan on the top of the medical range or above.
Typical scope
- Space plan and drawings
- Exam rooms and private offices
- Medical plumbing and dedicated circuits
- ADA restrooms and path of travel
- Title 24 lighting
- OCFA sprinkler submittal when required
- Cost range
- $85 to $300 per square footPer square foot. Professional office $85 to $200 by shell condition; medical $150 to $300 and up. Greater Pacific Construction, Orange County 2025; Cushman and Wakefield 2026 US average $162. source

US Floor Design Center builds out retail and restaurant suites in Ladera Ranch's Mercantile East, Mercantile West, Bridgepark Plaza and Terrace Shops at $95 to $250 per square foot for second generation space, based on 2026 Orange County planning estimates.
Ladera Ranch has 1.75 million square feet of retail across six centers (Ladera Ranch Chamber). Bridgepark Plaza at 27702 Crown Valley Parkway, Mercantile East at 27612 Antonio Parkway, Mercantile West at 25612 Antonio Parkway and the Terrace Shops at 1101 Corporate Drive were sold to Regency Centers in a $357 million portfolio that was 97 percent occupied (Orange County Business Journal), so most openings are second generation suites with a landlord design review.
Plan on 6 to 12 weeks of landlord review, 4 to 9 weeks of County permits and 8 to 12 weeks of construction, 5 to 9 months from lease to opening, with a separate sign permit, a possible restroom rebuild for the accessible path of travel, and a certificate of occupancy at the end (Benitez Contractors).
Typical scope
- Storefront and ADA entry
- Sales floor flooring rated for traffic
- Title 24 lighting
- Fitting rooms, cash wrap and millwork
- Restroom and back of house
- Sign permit coordination
- Cost range
- $95 to $250 per square footPer square foot, second generation space, excluding tenant fixtures. Benitez Contractors, Orange County 2026; Terrapin, July 2026, LA and OC mid tier $155 to $245. source

Our process
Showroom or on site consultation
Start at our showroom in Rancho Santa Margarita, 10 minutes up Antonio Parkway, or have us come to the house. We measure, photograph, check the panel and water heater, and look at the copper where it is exposed.
Design and material selection
You choose cabinets, slabs, tile, flooring and fixtures from full size samples at the showroom. We draw the plan and lock selections so the fixed price is based on real products, not allowances.
Fixed price proposal and milestone schedule
You get one fixed price for the agreed scope and a milestone schedule with dates. Payments follow California law: the deposit is no more than $1,000 or 10 percent of the contract, whichever is less, and progress payments are billed only for work already completed. Change orders are priced and signed before the work happens.
Permits and HOA submittals
We submit to OC Development Services in Santa Ana or through myOCeServices and track plan check. For any window, door, patio cover or exterior change we prepare the LARMAC Property Improvement application with the Neighbor Notification Statement, Neighborhood Corporation first where one applies, and we do not start that work until the ARC's written approval. Construction with photo updates at every milestone
Our project lead posts photos at every milestone: demolition, rough plumbing and electrical, inspections passed, cabinets set, counters in, tile done. You see each stage before the next one covers it. County inspections are requested through myOCeServices, and work stays inside 7 a.m. to 8 p.m. Monday to Saturday.
Final walkthrough, warranty and care guide
We walk the finished space with you, fix anything on the list, and hand over the permit final, the written warranty and a care guide for the surfaces you chose. Warranty terms are stated in the contract.
Questions people ask about remodeling in Ladera Ranch
Who issues building permits in Ladera Ranch, and is a kitchen or bath permit over the counter?
OC Development Services issues permits for Ladera Ranch because the community is unincorporated Orange County; the counter is at 601 North Ross Street in Santa Ana, Monday to Friday 8 to 4, (714) 667-8888, with online filing through myOCeServices. The County offers both over the counter and regular plan check, and a kitchen or bath with plan sheets usually goes to regular plan check.
Does LARMAC need to approve an interior kitchen or bathroom remodel?
No. LARMAC's list covers doors, garage doors, windows, shutters, awnings, patio covers, room additions, pools, hardscape, landscape, paint and changes to building mass, so interior only work is not on it. A window change is a Level 2 submittal with a $200 fee and a Neighbor Notification Statement, the ARC has 45 days once the file is complete, and work starts only after written approval.
What is typical for Ladera Ranch homes built 1999 to 2006?
Expect open plans, builder grade finishes and copper supply lines from the era of the 2003 to 2013 pinhole leak litigation, in which MBK and William Lyon settled for nearly $10 million and Centex and Pulte homes were the subject of a 2016 lawsuit. We inspect copper before any remodel closes up. The homes are post 1994, so the County fixture upgrade does not apply.
Should I repipe during a kitchen or bath remodel in Ladera Ranch?
Often yes, because the walls are already open. A PEX repipe of a Ladera home takes about a day at roughly $4,000 to $9,000, and pinhole leaks and slab leaks that erode soil under the foundation are documented in the community. We scope it as a separate line item so you can decide with the price in front of you.
How long does a kitchen remodel take in Ladera Ranch?
Plan on 6 to 10 weeks on site after cabinets arrive and 10 to 16 weeks including design, ordering and County plan check. A repipe adds about a day. Work runs only 7 a.m. to 8 p.m. Monday to Saturday under the County noise code.
How long does a bathroom remodel take?
A hall bath takes 3 to 5 weeks on site and a primary bath 6 to 10 weeks, plus 3 to 6 weeks for design and material lead time. County inspections at rough plumbing, rough electrical, shower pan and final are requested through myOCeServices.
What does a kitchen remodel cost in Ladera Ranch?
Mid range kitchens run $60,000 to $100,000 and high end kitchens $100,000 to $175,000 and up, Orange County ranges from 2026 contractor guides. The regional anchor is Cost vs Value 2025 Pacific, $86,480 midrange and $171,950 upscale. Ladera jobs rarely need wall moves, so the money goes to cabinets, slabs and the repipe.
What does a bathroom remodel cost?
A hall bath runs $25,000 to $45,000 and a primary bath $55,000 to $100,000 and up. The regional anchors are Cost vs Value 2025 Pacific figures of $27,710 midrange and $86,863 upscale. Removing the corner tub and building a large tiled shower is the typical primary bath scope here.
What does a medical office buildout cost per square foot in Ladera Ranch?
Medical and dental suites run $150 to $300 and up per square foot and professional office $85 to $200, based on 2025 Orange County contractor pricing; the 2026 US office fit out average is $162. Ladera's suites are in Los Patrones Business Park and the Terrace Shops, and a cold shell costs 30 to 50 percent more than second generation space.
Do I need OCFA review for a tenant improvement in Ladera Ranch?
Yes when the work touches fire sprinklers or alarms, or when the space is an assembly, educational, institutional or hazardous occupancy. Unincorporated Orange County is in the Orange County Fire Authority service area. Plans go in through the OCFA Public Services Portal, small sprinkler jobs can be field reviewed, and 90 percent of most plans are reviewed within 10 working days.
Is US Floor Design Center licensed and insured?
US Floor Design Center is a California corporation. License number pending; field work is performed by licensed, insured subcontractors under written subcontracts, and we manage the schedule, the permits and the inspections. Ask for the license number and insurance certificates at the showroom before you sign.
What are the construction hours in Ladera Ranch?
Construction, repair and remodeling noise is allowed only 7 a.m. to 8 p.m. Monday through Saturday, and not on Sundays or federal holidays, under Orange County Code Section 4-6-7(e). LARMAC and your Neighborhood Corporation may add parking and dumpster rules, and we follow the stricter one.
Do you offer financing for a remodel?
Ask us. Financing options are described at the showroom, and the choices change over time, so we do not publish terms on this page. Bring your budget and timeline to the first consultation and we will walk through what is available against the fixed price for your project.
How long does it take to open a store in Mercantile East or Mercantile West?
Plan on 5 to 9 months from lease signing to opening for a second generation suite: 6 to 12 weeks of landlord design review, 4 to 9 weeks of permits and 8 to 12 weeks of construction, plus a separate sign permit. Mercantile East, Mercantile West, Bridgepark Plaza and the Terrace Shops are owned by Regency Centers.
