Water Damage Repair and Restoration
We replace what the water ruined. Flooring, subfloor, baseboards, trim, cabinets and the rooms around them, for homeowners in south Orange County. The assessment is free, we quote from measurement, and we will not install over a substrate that has not passed a moisture reading.
We are not the company that comes at 2am with extraction equipment. That is a different trade and it needs to happen first. We will tell you who to call and then we will put your house back together.
What we do
- Flooring removal and disposal.
- Subfloor assessment, repair and replacement.
- New flooring in any material: hardwood, engineered, luxury vinyl plank, laminate, tile and stone, carpet.
- Baseboards, trim and transitions.
- Cabinet replacement where water reached them.
- Drywall repair where the flooring work requires it.
- Coordination with the trades a remodel needs.
What we do not do
- Emergency response, water extraction and structural drying.
- Mold remediation beyond what the repair itself removes.
- Foundation, structural and hillside work.
- Insurance claim negotiation.
We say no to these in writing because in storm season plenty of people will say yes to all of them, and a contractor working outside their license is a problem you inherit. In a declared disaster area, contracting without the proper license is a felony rather than a citation. The CSLB publishes guidance on disaster-related contractor fraud.
How it works
- Call, and we book an assessment. Within 48 hours in normal conditions. During a major storm event we will tell you honestly where you sit in the queue rather than promising a time we cannot keep.
- We assess and document. Every affected room measured and photographed. Moisture readings on the subfloor and slab. A written account of what can be saved and what cannot, by material, with the reasoning. Free, with no obligation.
- You get a written estimate. Itemized by room, with what is included and what is not stated plainly. You may give it to your insurer. We do not negotiate your claim.
- We wait for dry. Nothing is installed until the substrate passes a moisture reading, and that reading is recorded on the job. Installing early voids the manufacturer's warranty, voids ours, and usually means doing the work twice. This is the step that separates a repair from a repeat.
- We install. Our own crews, people who have worked in these homes for years. Daily progress, one point of contact, and a written scope that does not move without a signed change order.
- We walk it with you. A punch list at completion and a written workmanship warranty.

Before you hire anyone
- Check the license at cslb.ca.gov.
- Get it in writing.
- Never pay more than $1,000 or 10% of the contract price as a deposit, whichever is less, because that is the legal limit in California on a home improvement contract.
- Walk away from anyone who offers to pay, waive or absorb your insurance deductible, which is unlawful and is the clearest signal you will get about how a company operates.

Questions we get asked
How much does water damage floor repair cost?
It depends on the area affected, whether the subfloor needs replacing, and the material going back. We measure and quote rather than guess over the phone, and the assessment is free.
How long does the repair take?
Most single-room flooring jobs run a few days once the house is dry. Whole-floor replacement or work involving subfloor and cabinets runs longer. The variable that moves the schedule most is drying time, which happens before we start.
Can you start before the house is dry?
No, and anyone who says yes is a problem. Installing over a wet substrate voids the flooring manufacturer's warranty and ours, and the floor usually fails. We take moisture readings and record them.
Do you work with my insurance company?
We provide a detailed written estimate and photographic documentation for you to give your insurer. We do not negotiate claims or advise on coverage; that requires a public adjuster license.
Do you handle mold?
We remove the affected materials as part of the repair. For anything beyond that, you need a remediation specialist, and we will tell you when that is the case rather than working outside our scope.
What deposit do you take?
No more than California law permits on a home improvement contract, which is $1,000 or 10% of the contract price, whichever is less. Every payment after that is tied to work completed.
Can I pick a more water-resistant floor this time?
Yes, and it is worth discussing. Tile and good vinyl plank handle it far better than laminate or engineered wood. We will tell you honestly where the cheaper option is the right one.
Do you offer emergency service?
No. We are a restoration contractor, not an emergency responder. We will refer you to a 24-hour extraction company and handle the repair afterwards.
