What a Kitchen and Bathroom Remodel Will Cost in 2027

By Parham Shariat ·

The first question every homeowner asks is how much. Here are the numbers we are planning around for 2027.

ProjectAverage cost in 2027
Kitchen, mid range$60,000 to $100,000
Kitchen, high end$100,000 to $175,000 and up
Hall bathroom$25,000 to $45,000
Primary bathroom$55,000 to $100,000 and up

These are averages, not quotes. Your number depends on the size of the room, the materials you choose and how much has to change behind the walls.

What moves the price

Size. More square feet means more cabinets, countertop, flooring and labor.

Tile. Tile is one of the biggest swings in a bathroom. A simple ceramic and a hand-cut natural stone can sit at opposite ends of the budget, and the labor to install complex patterns costs more as well.

Fixtures. Faucets, sinks, toilets, shower valves and tubs range from basic to very high end. The price gap between them is wide.

Appliances. In a kitchen, the appliance package can be a large part of the budget. A professional range and a paneled refrigerator cost far more than a standard set.

Lighting. Recessed lights, under cabinet lighting and decorative fixtures add up, and good lighting is worth the money. Plan it early so it is priced correctly.

Cabinets and countertops. In most kitchens, cabinets are the largest single line, often around a third of the total. Stock, semi-custom and custom cost very different amounts, and the countertop material changes the number again.

What is behind the walls. Moving plumbing, adding circuits, changing walls or fixing old damage adds cost. This is the part that is hardest to see until the work begins, which is why we recommend opening up what you can early.

How to stay on budget

  • Decide what matters most to you before you start, and spend there
  • Make your selections before demolition so prices are known
  • Avoid changing the design after the plan is approved
  • Set aside 10 to 15 percent for surprises
  • Get the scope of work in writing, line by line

Changes made after work begins are the most expensive changes there are. Careful planning is the cheapest way to control cost.
